Kettleburg overlooks Kettle Point. ”Burg” is Dutch for borough, thus we named the house Kettleburg. The Gleneagles peninsula is unique in climate and atmosphere. On the North Shore, it is possibly the area with the greatest amount of sun, and the least amount of rain during the year. On days when Greater Vancouver suffers from smog overhang, it can be seen delineated between here and UBC, but it will never get this far. Another give-away is the fact that the Arbutus trees thrive here. There might be slightly more snow than elsewhere, but it is almost always accompanied by sun. True to its moniker, we have eagles perpetually nesting year- round within view from the living room.

Our home is situated on a 1/2 acre lot, nestled well amongst mature vegetation, while not displaying undue pretentiousness. There is no through traffic on Overstone Drive, and it is an exception to encounter a car on an evening stroll with the dog. The house is situated at the top of the property, and just below the main ridge of the peninsula. It is thus sheltered from the colder winds that originate from the Howe Sound Inlet. Looking south towards UBC and the Gulf Islands and Hurricane Ridge on the Olympic peninsula, we enjoy full sun from morning to night. In contrast with more typical view on the North Shore, onto the bright lights of metropolitan Vancouver, our outlook is more pastoral.

On misty days, the clouds linger intriguingly between the tall trees below. While the house was built under R2000 strictures, it is very liberally endowed with window space, such that artificial light is only sporadically needed during the day. In early morning, the sun that emerges over the top of Black mountain pours into the kitchen and the adjacent breakfast nook, during the day, as the sun moves across the deck that stretches along the full expanse of the house, a magnificent Japanese Maple tree, offers shelter from the blistering sun.

The house is 3500 sq/ft of open plan design. The “flow-through” common areas, and hall ways are generously proportioned.

The majority of the rooms have cathedral ceilings; and the two bedrooms assigned to the kids feature lofts with inside windows to benefit from a center core skylight. While there is no basement, the extra height and over-sized double garage and third-floor spaces amply make up for it. There is in-floor radiant heating throughout the house and an air-to air heat exchanger system that offers energy savings and ongoing fresh air. The garden runs down in -three terraces fashion, with the main lawn as the center one, and the lower third designated an orchard. The garden provides for full privacy from the main street. Glen Eagles elementary school and Rock Ridge School is just 10 minutes away.
